A tool for seeing a proposed extension, loft, garden building or other change on a 3D model of a real house, with a rough cost, a planning check and a printable brief to take to a builder. It is a pilot: features change, some are unfinished, and the site may sometimes be unavailable. It is free to use during the pilot, and this page will say so before that changes.
Everything Hopecraft shows is an estimate, made to help you have a better first conversation about a project. None of it is professional advice, and none of it replaces the people whose job it is to confirm it:
Please don't make a financial, legal or building decision on Hopecraft's figures alone. Take them to a builder, architect, surveyor or your council first.
The printable brief, the model and every picture Hopecraft makes are for discussing a project with a builder. Don't submit any of them with a planning application or a Building Regulations application: they are not drawings for either, and the Ordnance Survey data behind them may not be used for that purpose.
Hopecraft does not match you with a builder yet — matched quotes are not switched on, and the site will say so the day they are. When you send your brief to a builder, you choose them, and any agreement is between you and them: we don't vet, recommend or guarantee a trade you find yourself, and we are not part of your contract.
If you register a trade account, tell us the truth about your business; we check it before any lead is sent to you. During the pilot, using the tool with your own customers is free and there are no lead fees. If Hopecraft ever charges trades anything, it will be agreed with you first.
You don't need an account to use Hopecraft. If you make one, keep your password safe: email recovery isn't switched on yet, so losing both your password and your passkey means losing the account. You can export or delete everything we hold at any time from "My projects". We may suspend an account that breaks these terms.
A share link carries your design, the postcode and the house's position on the map, and anyone you send it to can open it. Share it only with people you would show the house to.
Building data contains Ordnance Survey data © Crown copyright and database rights, with © OpenStreetMap contributors and © Environment Agency data under the Open Government Licence; planning data comes from planning.data.gov.uk. Photoreal pictures are made by Google's image-generation service when you ask for one. Buying links are affiliate links, explained in the privacy notice. Those providers' own terms apply to their data and their sites.
Your designs, photos and briefs are yours to use for your project. The Hopecraft tool — its name, design and code — is ours; please don't copy it.
Hopecraft is provided free and as it is during the pilot. We take care over it, but we can't promise it will always be available, free of errors, or right about your house. We are not responsible for losses that come from relying on its estimates instead of professional advice, or for anything a builder or any other third party does. Nothing in these terms limits a liability that the law does not allow to be limited — including for death or personal injury caused by negligence, or for fraud — and nothing takes away your statutory rights as a consumer.
These terms may change as the pilot develops. The date at the top says when they last changed, and anything that changes what you have agreed to will be said plainly on this page first.
These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland, you can also bring proceedings in your local courts.
